Kitchen and Bath Remodel

A building permit is required for any project that involves the replacement, remodeling, modification, or alteration of an existing kitchen or bathroom. This requirement applies to all residential property types, including:

  • Single-family homes
  • Two-family dwellings
  • Townhomes
  • Condominiums
  • Apartments
  • Multi-family residential units

Note: Replacement of cabinetry in a kitchen or bathroom also requires a permit, as such work typically involves code-required updates to plumbing, electrical, and possibly mechanical systems.

All new work must comply with the currently adopted building codes of the Village.

  • Permit Application
  • Scope of work
  • Three (3) copies of the permit drawings to include the existing layout and proposed layout.
  • Electrical drawing to include service size, available circuits, location of new and existing switches, lighting, and receptacles.
  • Electrical Panel Schedule 
  • Plumbing riser diagram for additional plumbing fixtures
  • Mechanical drawings to show exhaust venting.
  • Indicate if appliances are gas or electric.
  • Manufacture specification (cut sheets). Values, Hood, garbage disposal, P-traps, etc.
  • All contractors must be registered and bonded with the Village before permit issuance. 

Due to the uniqueness of each installation, additional information may be required. It is the responsibility of the property owner to ensure that a permit has been secured prior to commencing any work.

Permit Requirements:

Permit drawings must include existing and proposed layouts with clear dimensions and must show all relevant:

Wall Removal Requirements. If any walls are removed, the plans must:

  • Indicate whether the wall is load-bearing or non-load bearing.
  • If load-bearing, provide:
    • Size of new beam
    • Post sizes
    • Attachment method
    • Blocking down steel beams
    • Signed and sealed structural calculations
  • If non-load bearing, provide supporting evidence.
    • Existing plans
    • Photos
    • Joist directions above, etc.

Note: For condominiums, apartments, or multi-family units, any removal, alteration, or modification of interior walls requires a licensed design professional (Architect or Structural Engineer).

Existing and Proposed Floor Plan – With Dimensions

Include:

  • All existing and new walls, windows, doors, and soffits
  • All existing and new switches, outlets, and junction boxes
  • All new cabinetry
    • Show GFCI outlet spacing on countertops
    • Show required island/peninsula outlet locations
  • All existing or modified supply and return vents, and exhaust systems (must exhaust to exterior)
  • All existing and new appliances (specify gas or electric)

Electrical Requirements

  • Must comply with 2017 NFPA 70 (NEC) as amended
  • Assume existing kitchen/bathroom is not compliant and must be upgraded
  • Show:
    • All existing and new receptacles and switches
    • Electrical service size
    • Available circuits
    • New circuit sizes

Plumbing Requirements

If additional plumbing fixtures are added:

  • Provide whole house WSFU (Water Supply Fixture Unit) calculation
  • Indicate existing water meter size
  • Evaluate if the meter size needs to be increased
  • Plumbing riser diagram (isometric) showing:
    • Water piping layout
    • Pipe sizes, materials, and fittings
  • Cut sheets/product specs for any valves being replaced
  • Separate traps for:
    • Dishwasher
    • Sinks
    • Garbage disposal
  • Identify all special valves, devices, and materials

Smoke and Carbon Monoxide Detectors

  • Single-family, two-family, townhomes:
    • New smoke detectors must be hardwired and interconnected
    • Wireless interconnection is allowed
  • Condominiums, apartments, multi-family units:
    • New smoke detectors may be battery-operated unless existing ones are hardwired
  • Carbon monoxide detectors must be hardwired and interconnected
    • Wireless interconnection is allowed

Required Inspections

  •  Rough- Electrical, Plumbing, Building, and Mechanical.
  • Final- Electrical, Plumbing, Building, and Mechanical.
