If you are replacing an existing garage a Demo Permit issued by the Cook County Department of Environmental Control https://www.cookcountyil.gov/service/demolition-permitting must be submitted along with the following information

 Required Documents

  • A completed Building Permit Application (PDF) 
    • Copy of a signed contract.
    • Affidavit for homeowner acting as a contractor.
    • Plat Survey indicating:
      • All existing Structures i.e., sheds, playsets, etc.
      • Placement and Dimensions of the proposed garage.
      • Required Setbacks need to be listed on the Plat Survey.
      • Commonwealth Line (electrical line) Indicate above or below ground.

Construction Drawings

  1. Elevations (front, side, and rear). Height shall not exceed the principal structure. 
  2. Cross-section drawing showing typical wall, and floor construction.
  3. Foundation plan.
  4. Floor and Roof pitch.
  5. Electrical and mechanical plan.
  6. Siding/downspouts/gutters/doors/windows.
  7. Grading plan.
  8. Driveway new or existing (A driveway is required).

Zoning Requirements

  • Minimum 10 feet from principal structure
  • Minimum side setback 6 feet
  • Minimum street side setback 25 feet 
  • Minimum rear setback 6 feet 
  • Maximum building height 24 feet
  • Not allowed in easements or floodways

Required Inspections

  • Footing/Foundation/Slab 
  • Pre-pour for Driveway 
  • Spot Survey (Before Framing)
  • Underground Electric
  • Rough Electric
  • Rough Framing
  • Final Building
  • Final Electric
  • Grading/site
