Air Conditioner and Furnace Replacement

A building permit is required for the replacement, installation, remodeling, or alteration of a residential furnace and/or air conditioning unit. All work shall comply with the currently adopted Building Codes and applicable local amendments.

This requirement applies to all residential property types, including:
 • Single-Family
 • Two-Family Dwellings
 • Townhomes / Coach Homes
 • Condominiums / Apartments

PERMIT SUBMITTAL REQUIREMENTS
 • Permit application
 • Scope of work/contract
 • Plat of Survey showing the location of the A/C unit
 • Manufacturer’s specifications

FURNACE REQUIREMENTS
 • Exterior air intake and venting of high-efficiency furnaces shall be installed per the manufacturer’s installation manual.
 • All vent and/or combustion air piping shall be properly pitched and supported in accordance with the Mechanical Code and manufacturer’s instructions.
 • Electrical breaker size shall be as specified on the furnace label and listing plate.

AIR CONDITIONER REQUIREMENTS
 • Plat of Survey indicating the location of the A/C unit.
 • If a new electrical panel is required, this must be listed in the scope of work.
 • If the A/C unit is being relocated or installed in a new location, this must be stated on the Plat Survey and in the Scope of Work.
 • Electrical breaker size shall be as specified on the A/C unit label and listing plate.
 • An electrical disconnect switch shall be provided near the A/C unit.
 • Equipment supported on the ground shall be level and placed on a concrete slab.
 • Surge protectors shall not be installed on the A/C unit or disconnect switch.
 • Rooftop A/C units require a Google Earth photo indicating the unit location.

 All inspections require a minimum of 24-hour notice.

Construction hours are Monday through Saturday from 7:00 a.m. to 6:00 p.m. Construction on Sundays is prohibited.
