Fire Pit Requirements

A building permit is required to install a Fire Pit. All work shall comply with the currently adopted Building Codes and applicable local amendments.

This requirement applies to all residential property types, including:

·         Single Family

·         Two-Family dwellings

·         Townhomes/Coach

·         Condominiums/Apartments

REQUIRED DOCUMENTS
• Permit Application
 • Copy of Signed Contract
 • Manufacturer Specification Sheets (if applicable)
 • Plat of Survey indicating:

Proposed location and size of the fire pit (diameter and height)

Distance from the principal structure and all other structures

Side and rear yard setbacks

CONSTRUCTION DRAWINGS
 • Construction plans for the fire pit, if not a manufactured unit
 • Gas line diagram, if applicable

ZONING CODE REQUIREMENTS
 • Minimum side setback: 6 feet from the side property line
 • Minimum rear setback: 6 feet from the rear property line
 • Minimum separation from the principal building: 10 feet
 • Minimum street-side setback (corner lots): 25 feet
 • Fire pits are considered accessory structures
 • Accessory structures are not permitted within easements, including utility or drainage easements

FIRE CODE REQUIREMENTS

PORTABLE MANUFACTURED FIRE PITS
 • Must be located at a minimum of 15 feet from all structures, including buildings, decks, and fences
 • Must be installed and used in accordance with the manufacturer’s instructions

PERMANENTLY CONSTRUCTED FIRE PITS
 • Maximum 3 feet in diameter
 • Maximum 2 feet in height
 • Must be located a minimum of 25 feet from any structure or combustible material

REQUIRED INSPECTIONS
 • Underground HVAC (gas piping), if applicable
 • Footing, pier, or slab
 • Final inspection

NOTE:
 Fires must be continuously attended until fully extinguished.

 

All inspections require a minimum of 24-hour notice.

Construction hours are Monday through Saturday from 7:00 a.m. to 6:00 p.m. Construction on Sundays is prohibited.
